When purchasing a property in Spain, the buyer must take into account additional costs that are required throughout the whole of Spain; these are the buyer’s taxes.

Any natural or legal person, residents and non residents, pay some taxes.

The additional cost is approximately 10-13% of the value of the property.

The primary market of Real Estate:

10% VAT

1% Stamp Duty (AJD)

1% Notary and Registration fees

1% Lawyer fees

Resale property buyer’s taxes:

8-10% Transfer tax (ITP)

1% Notary and registration fees

1% Lawyer fees

The annual cost for the owners:

Annual taxes: Real Estate tax – IBI (0, 3% -0, 5% of the profit-earning value of the property)

Taxes on income of nonresidents IRNR (24% from 2% of the profit-earning value of the property)

The taxes on waste disposal (from 18 € to 200 € per year, depending on the region and urbanization)

Monthly utility charges for the maintenance (from 20 € to 1500 € per month depending on the region and urbanization)

Property insurance – from 150€ per year
